Amancio Ortega Buys Chicago Tower for $550 Million

The Zara founder’s family office has taken One North Wacker, one of the largest US office deals of 2026, as its run of trophy acquisitions continues.

Amancio Ortega buys Chicago tower One North Wacker for roughly $550 million, extending a global property spree funded by one of the most reliable dividend streams in European retail. His family investment arm, Pontegadea Inversiones SL, has acquired the 51-story skyscraper in the heart of the city’s business district, a company spokesperson confirmed to Bloomberg. The sale ranks among the biggest US office deals this year, a notable result in a segment where large trades have been scarce.

A blue-chip tenant roster behind One North Wacker

The building’s occupants help explain the price. Offices in the tower are leased to PwC, UBS Group and Fitch Ratings, a mix of professional services, banking and credit-rating names that gives the asset a stable and prestigious income profile. For a buyer with Pontegadea’s appetite for long-term holdings, that kind of tenancy matters more than short-term swings in office demand, and it fits a pattern of backing premium buildings with established occupants rather than speculative projects.

Ortega deepens his Chicago Footprint

The acquisition is far from his first move in the city. Pontegadea already owns a 492-unit residential tower, purchased in 2023, along with the former Esquire Theater building and a hotel, so One North Wacker adds a major commercial anchor to a local portfolio that already spans housing, hospitality and entertainment-era landmark property. The purchase also underlines how a retail fortune built on fast fashion has become a heavyweight force in global real estate.

Ortega founded Inditex, the Spanish group behind Zara, and Bloomberg ranks him as the world’s 15th richest person.

Inditex dividends keep Pontegadea’s war chest full

The engine behind the buying is his Inditex shareholding. Ortega has for years channeled the billions of euros he collects in dividends into Pontegadea, giving the family office an unusually deep and predictable pool of capital to deploy. He is due to receive a record €3.2 billion, about $3.6 billion, from the retailer in 2026 alone, a payout that gives Pontegadea the capacity to pursue trophy assets at a scale few private investors can match and to move quickly when marquee properties come to market.

That firepower has been visible across continents this year. Pontegadea paid about €850 million for the Capital 8 office complex in Paris, its largest property deal in Europe and the biggest office transaction in continental Europe since 2022. Ortega also bought a Paris hotel for $113 million, his second Parisian property acquisition in about a year.

From skyscrapers to Ports and Logistics

Pontegadea’s reach now stretches well beyond office towers. Its portfolio was valued at more than €19 billion in 2024 and spans hotels, logistics warehouses, residential blocks and shopping centers around the world, making it one of Europe’s largest private real estate holdings. The family office has also moved into infrastructure: in 2025 it agreed to buy a 49 percent stake in UK port operator PD Ports, and it later joined a consortium led by Macquarie Asset Management to acquire Australian logistics group Qube Holdings in a deal valued at about A$11.7 billion, or $8.1 billion.
